Inventory: December finished with another full inventory and buyers market month here in Edmonton with 6.30 months of inventory for active buyers to choose from.

Total number of homes available to buy in the Greater Edmonton area: 5,736

Total sales for December 2017: 910 of 5,736 listings.

Days on Market: Compared to December of 2016, homes are selling for 0.95% less and 4.35% more slow than the previous month. The average being 69 Days on Market, here in Edmonton, up from 66 dom’s the previous month.

Odds of Selling: You have a 15.86% chance of selling, especially if you are already listed for sale. lol. Your chances of selling have increased by 19.81% over last year but decreased 4.51% from last month.

Average Selling Price in the City of Edmonton: $357,126. Compared to last year homes are selling for 0.95% less.

Prices have not gone down in Edmonton since 2011, when we saw a decrease of 1.41%.

Prices are up 0.44% in 2017.
