Finding the Perfect Neighbourhood

Wednesday, February 19th, 2020

Lasting memories are built in neighbourhoods where amenities match lifestyles. When shopping for a new home, evaluate a prospective new neighbourhood against “the 3 E’s.”

Finding the Perfect Neighbourhood

Fast forward a few years and imagine that your family has grown up. You’ve come back to the “old neighbourhood” to reminisce. What will they remember? The playground where they hung out with their friends? The quiet cul-de-sac where they learned to ride their bikes? The park where they picnicked and flew kites?

What are the 3 E’s?

Will Your Furniture Fit in Your New Home?

Wednesday, February 19th, 2020

There’s one question that few buyers ask until it’s too late: “Will our furniture fit?”

When shopping for a new home, most buyers consider factors such as neighbourhood, proximity to schools, number of bedrooms and bathrooms, size of the kitchen, and more. These are, of course, all important considerations.

This may seem like a trivial concern. But, if you’ve invested thousands of dollars in a new living room set, you’re going to be very disappointed if it looks too crowded in your new home.

Nordic Farmhouse Decor at Our House this Christmas

Thursday, December 19th, 2019

Welcome to our Home and our Nordic Farmhouse Christmas!

Christmas comes early to our hearts and minds in our home. We decorated very early – back in November. My friends are asking me to share what I’ve done and post for all to see. At the end of a long year of real estate, here’s some respite from a difficult market and hard sales.

Reason for the Season

Christmas has a lot of meaning for me still to this day. I loved Christmas growing up. It meant cookies, family dinners and church visits. I work to balance my beliefs about what I learnt in Church about the reason for the season. I ask myself, how did a ‘mythology’ or ‘folklore’ become so pervasive between countries and languages? Is it the need for one another to aspire to forgiveness, the light, love and peace or is it something more?

Like any good REALTOR® – I watch at upcoming trends, home decor, colors and materials to influence the mood of my home and this years Christmas is no exception. Being an Alberta girl, I do like Farmhouse. I like Joanna Gaines. I like Fixer Upper. I like Ship lap. Even Wagon Wheel lighting gives a smile to my decorating soul.

After a thorough review of the upcoming trends and styles for Christmas 2019, I decided to mix two styles into one for our house.

Can Kitchen Appliances Increase the Value of Your Home?

Tips for Planning a Bathroom Update

Bathroom Update 2020

Bathroom Update 2020

Do you want to improve the aesthetics of your bathroom? Before you disrupt your household with the hassle of a remodel, make sure you’re prepared. Familiarize yourself with this cost and ROI overview to help guide the planning process of a bathroom renovation.

What Does This Type of Remodel Cost?

The first step to organizing a bathroom remodeling project is setting a budget. Understanding the potential costs involved can help you decide whether you’re working on a complete overhaul or focusing your resources on a few select changes.

Homeowners who make bathroom updates usually hope to recover at least a portion of their investment. An upscale bathroom remodel is among the projects that see the largest percentages of value increase year over year. But a high-end revamp can cost tens of thousands. If you’re working with a more modest budget, going with simple changes like updates to light fixtures, sinks, toilets and the like can refresh your space for significantly less.

What Should You Change?

When planning bathroom renovations, it’s always smart to fix what’s broken first, especially since replacement projects see larger returns (74 percent) than remodeling ones (63.7 percent).

Once you’ve tackled any necessary replacements, make investment-savvy design selections that add value to you and your family. Trade out the garden tub for an expansive shower, add granite countertops or upgrade the vanity, ventilation or lighting. Finding what most benefits your family can lead to greater satisfaction years after the project’s completion.

With budgeting sense and some design know-how, you’ll have the jump you need to confidently initiate a successful bathroom remodel.

Divorce and selling your home

Divorce and selling your home

Experiencing a divorce and moving to a new home are two of the top ten most stressful life events. When the two coincide, it can be a trying time for you and your family.

Because divorce listings are more complex than regular listings, couples in this situation need an experienced agent to sell their home. An expert and neutral point of view is critical to making sure your home fetches its true market value.

Once you’ve decided to sell, you’ll be faced with a lengthy and detailed process that involves a number of projects. Each of these projects takes hard work in the best of times, and the emotional upheaval that comes with divorce doesn’t make them any easier.

Should You Allow the Federal Government to buy into your Home?

Monday, March 25th, 2019

Ottawa Canada

Ottawa Canada

CREDIT: Thank you Ratehub.ca for an excellent penned article… I really could not have explained it better myself.  I echo these concerns and cannot justify allowing the Government to have a bigger piece of our/your equity in properties.  This change has absolutely disenchanted me.  They could have changed the amortization length to 30 years, like it used to be instead of 25 and that would have lowered folks payments, and allowed equity to remain in homes across Canada.

The Minister of finance could have reduced the Stress Test by a few percentage points and that would have had the same boosting effect.  Instead, they want an even larger piece of your pocket, equity and future in your homes.  I can say this, I would not partake in this program for fear of what would happen when I had to leave and the government wanted their cut back, and more – especially when it will be on their terms and dictated expected profits.

Confused about the new mortgage incentive the Liberal government announced Tuesday? Don’t worry, we were too — and we live and breathe this stuff. We’ve been discussing it among our mortgage team all day and have come to the conclusion this policy actually hinders first-time homebuyers who use it because it decreases the maximum purchase price they can qualify for. Let us explain.

But first, some background.

🐾🐾 #shoutout to @streetsideyeg by @qualicoyeg for their excellent work at #aloftskyview 💖💕💓💖💘 🐈🏡 #PurrfectProperties 🏡🐈 #yeg

With gratitude and thanks for a beautiful property with quality workmanship. Judy was a tough client to find a #home for and the great folks over there did everything they could to make this Judy and Lewis’s new home.

You see Judy has a #bigdog and those big dogs 🐕🐶 just aren’t allowed at many #condos so we were looking for a #builder that understood the meaning of #furbabies and these folks stepped up to the plate.

What a swing they took. They know that it’s usually bad owners, not bad dogs. They were kind and didn’t refuse this 8 year old #labrador.

What really needed to happen happened. Lewis, was trained as a #searchandrescue dog but so many properties had no room at the inn for him. Trained to help us all and these folks have helped Judy, Lewis and myself just #love their shopping experience.

They made a #unique request possible and are so #cool in that they offer #homebuyers a 15 month workmanship warranty instead of 12. (What does that say about their quality and willingness to please their clients?)

Quick Decorating Touches

  • Add the latest color. From deep emerald to the lime hue of Greenery (the Pantone Color of the Year), verdant shades are instant hits. To incorporate the trend, sprinkle in a few eye-catching accessories or splurge on a plush, room-filling rug.
  •

  • Bring in bronze and brass. These of-the-moment metallics look luxurious, but they have economical price tags and complement a variety of colors and styles. Spruce up your kitchen cabinets with brass handles or use bronze light fixtures to warm up a room.
  •

  • Toy with texture. Whether you’re drawn to fabric wallpaper, a decorative wall hanging or a collection of well-placed throw pillows, texture is an easy way to make a space more inviting. And don’t shy away from mixed materials like leather and wool.
