With the onset of the winter season, we start to see the seasonal drop off of listings and sales…

Inventory: November finished with another full inventory month here in Edmonton with 6.02 months of inventory for active buyers to choose from.

Total number of homes available to buy in the Greater Edmonton area: 7,030.

Total sales for November 2017: 1,168.

Days on Market: Compared to November of 2016, homes are selling for 0.92% less and 6.06% more slow than the previous month. The average being 66 Days on Market, here in Edmonton, up from 61 dom’s the previous month.

Odds of Selling: You have a 16.61% chance of selling, especially if you are already listed for sale. lol. Your chances of selling have decreased by 8.67% over last year and 4.57% less from last month. Less folks are moving, selling and buying.

Average Selling Price in the City of Edmonton: $370,397. Compared to last year homes are selling for 0.92% less.

Prices have not gone down in Edmonton since 2011, when we saw a decrease of 1.41%. Prices are up by 0.71% this year.
