Welcome Back. I know I have a little bit of catching up to do with regards to my blog and website, so here are those market stats you were looking for. The next reports soon to be released.

Inventory: October finished with another full inventory month here in Edmonton with 5.74 months of inventory for active buyers to choose from.

Total number of homes available to buy in Edmonton: 7,691.

Total sales for October 2017: 1,339.

Days on Market: Compared to October of 2016, homes are selling at the same rate and 4.92% more slow than the previous month. The average being 61 Days on Market, here in Edmonton, up from 58 dom’s the previous month.

Odds of Selling: You have a 17.41% chance of selling, especially if you are already listed for sale. lol. Your chances of selling have decreased by 9.65% over last year and 8.55% less from last month. We are heading into the winter market where less folks are moving and buying.

Average Selling Price in the City of Edmonton: $370,484. Compared to last year homes are selling for 1.72% more.

Prices have not gone down in Edmonton since 2011, when we saw a decrease of 1.41%. Prices are up by 0.81% this year.
